I found out it's better to use "hidden" value for overflow.

When area is scrollable, content is stretched only to visible part, not full scrollable area.

SplitPane constructor would need to have:

this._secondArea.setOverflow("auto");

Sometimes SplitPane area content like buttons in tabview bar or toolbar 
flow over splitter.
